Uniti, a New York company that builds AI agents for real estate operators, raised a $12m Series A led by Pathlight, announced on 21 July 2026. MetaProp joined the round alongside existing investors Prudence, Flex Capital, Alate Partners and RE | VC.

Individual backers include Romain Huet, Lenny Rachitsky and Gokul Rajaram. Pathlight general partner Mahdi Raza joins the board, Bisnow reported. Valuation and revenue were not disclosed.

“Property managers are, at their core, operations people.”Francesco Decamilli, Co-Founder and CEO, Uniti

What Uniti does

Uniti's agents sit on top of property management and customer relationship software and handle sales and leasing, support, maintenance, collections, payments and reviews. Bisnow described them as acting between landlords and tenants, scheduling unit tours, following up on inquiries, completing transactions by phone and automating collections and maintenance.

The company was founded in 2023 by Francesco Decamilli, chief executive, and Emre Altinok, who met at Yale, according to Bisnow. Uniti has just under 40 employees, up from 10 a year ago, and Decamilli expects to end the year with 50 to 60.

Customers and traction

Named customers are Regus, StorQuest, RHP Properties, Storage King USA and Fora. Bisnow reported that Uniti has deployed agents at 1,500 self-storage facilities and more than 230,000 manufactured home sites, and processes more than 300,000 two-way conversations a month.

Instead of revenue, the company cited customer results. One self-storage operator saw a 214% return on investment and customers reached 306% net revenue retention. These are company figures.

What the money is for

Uniti will use the funding to extend the platform across self storage, senior living, multifamily, manufactured housing and flexible workspace. Decamilli told Bisnow the product becomes sticky when it supports more of the operational workflows, and the company wants to cover more of them.

Decamilli said what the company has built is the infrastructure to codify an operator's playbook and run it perfectly, every time, at any scale. Raza said real estate is one of the world's largest and most operationally complex industries, and that Uniti has built the agentic layer that runs the full operation, not just a single workflow.

Earlier funding

Bisnow reported that the round follows a $4m seed led by Prudence in early 2025.

How Uniti is deployed

Modern Storage Media reported that the agents work across voice, text, email and chat, with a common reasoning layer across 15 property management systems. Implementation typically takes 30 to 45 days and includes software integrations, business-rule configuration, simulations and performance evaluations. Uniti serves about 100 real estate operators.

Leasing and sales were the first focus because operators can measure their revenue impact most easily. Customers then often expand into maintenance coordination, collections, payments and review management. In self-storage, Uniti grew from roughly 100 facilities to more than 1,500 over the past year, and in manufactured housing from no presence to 230,000 home sites. Conversations over the past 30 days were about 15 times the volume of a year earlier, Decamilli said.

Decamilli told the outlet that customers are not looking for another system of record and want to buy agents that do work. He said the company has raised about $16m since it was founded, which Modern Storage Media gave as 2024, while Bisnow reported 2023.
